RESERVATION TERMS & CONDITIONS

*AMENITIES* All homes are furnished with fully equipped kitchens, washer/dryers, televisions, VCR/DVD, linens, blow dryers, etc.

*ACTIVITIES* In addition to the beach, all of our homes are located in close proximity to biking, golf, fishing, Live Theatre, surfing.Allow our Concierge to assist you in making arrangements for your activities.

*METHOD OF PAYMENT AND DEPOSIT:     An advance non-refundable deposit of 30% of the total rental is required to hold the requested reservation. We will be happy to process your deposit at the time of reserving your accommodations by use of MasterCard, Visa or American Express.

Payment of the remaining 70% balance is due 10 to 14 days prior to your scheduled arrival date, and Scenic Properties will charge the balance due to the Credit Card you provided at the time of reservation. One person in your party must be at least 25 years of age.Reservations made less than 30 days prior to date of arrival will be charged the full rental amount at the time the reservation is made.

* CANCELLATIONS *  Occasionally plans change due to unforeseen circumstances.We cannot predict the weather or health of individuals, so we recommend travel insurance to protect your vacation due to last minute changes that are covered under the policy.CSA Travel Insurance may be purchased via Scenic Properties. Scenic Properties, as a matter of policy, does not give refunds for any reason, and should a cancellation occur, the entire balance of the reservation is due at the time of reservation.However, we will try to rebook the reserved accommodations during your rental period as soon as we are notified of your change in plans.If we are successful with rebooking the accommodations you have reserved, we will provide a refund, less a 10% rebooking fee.

*SUBSTITUTIONS:  Every effort will be made to place guests in their selected homes. However, Scenic Properties reserves the right to substitute homes, as may be required. No refunds or credits will be issued due to a necessary substitution.

*CHECK-IN TIME:        After 4:00 PM.
Scenic Properties provides in-home check-in. Our Concierge will be in contact with you prior to your arrival to schedule an appointment to meet you at the home you have selected to provide keys, a brief tour of the home and any assistance you may need for your time at the beach. Early check-in, if possible, will require a fee equal to 50% of the nightly rate for your cottage.

*CHECK-OUT TIME:  Before 11:00 AM There will be a fee for late departures.There are no refunds for early departures. Even if you do not want to leave (and you probably won't) we will need every minute to get the accommodations ready for the next guest.

*HOUSEKEEPING:      Your accommodations will be cleaned and provided with fresh linens before your arrival, and again after you leave.? When you leave, please make sure all trash is in the outside cans, place dishes in the dishwasher, and lock all and windows.? We reserve the right to charge a minimum housekeeping fee of $50.00 in the event this policy is not observed, or excessive cleaning is required due to the condition in which you leave the accommodations. The final amount of the fee will be determined by the amount of time and effort required to return the home to the condition in which it was delivered to the guest upon arrival.

*KEYS:      We will gladly give you a maximum of two (2) keys per accommodation.All keys must be returned upon departure.? There will be a $5.00 charge for each set of keys not returned by check-out time of your departure date.

*CONDITION OF ACCOMMODATIONS:      We have tried to describe the accommodations and its furnishings as accurately as possible.?We also make every effort to keep each property and its equipment in good working order, and to make repairs as soon as possible when we are notified of a problem.No refund, or rate adjustment will be made for mechanical failures, such as air conditioning, television or appliances.

*DAMAGE SECURITY:       In lieu of a Damage Security payment, the credit card number you provided upon confirming your reservation will be used to guarantee against damages, theft, and that all policies and conditions area followed.

All rental accommodations are inspected and inventoried prior to and after each occupancy. Please report any damage found in your accommodations immediately upon check-in, otherwise you may be charged the amount necessary to repair damages.

The credit card will not be processed for payment provided the following:

• No damage was done to the property or its contents during your stay.
• All debris, garbage and discards are disposed of properly in designated containers located outside the accommodations.
• Soiled dishes are placed in the dishwasher and cleaned.
• Accommodations are left in neat condition upon departure, furniture is not re-arranged and items are not missing.
• All windows and doors are locked upon departure and issued keys are returned.
• There are no violations of the rental policies and/or conditions.

If expenses are incurred to repair damage, replace missing items, additional housekeeping services, or any other violation of the Guest Rental Agreement as a result of your stay, Scenic Properties reserves the right to charge the provided credit card for the expenses.

*TELEPHONES:      Most accommodations are equipped with telephones for the guests' convenience. Outgoing long-distance telephone calls are blocked, but may be made collect or by using a credit card.

*PETS:       If you need to bring your pet along, we can assist you in finding a kennel.No pets are allowed in most of our accommodations. Should we discover a pet in a pet-restrictive accommodation, you may be charged a fee for pest control, a deep clean and an additional days rent which, when combined, usually amounts to $500.00 depending upon the cottage rental rate.In addition, you will need to board your pet at the local kennel or leave your accommodations.? All prepaid rentals will be forfeited if it becomes necessary that we require a guest to vacate the property.

*SMOKING:      ALL of our accommodations are designated as non-smoking. No smoking is permitted anywhere on a non-smoking property, including decks, porches, or within fenced areas around accommodations.Again, there is an additional fee of $500.00 for cleaning and damages for those guests found to be smoking in or around a non-smoking accommodation.

*GENERAL INFORMATION:    Most accommodations have parking for only one vehicle. Overflow vehicles must be parked on Smolian Circle.Trailers and RVs are prohibited; arrangements must be made to park these vehicles off-site. Most homes are equipped with barbeque grills which may not be relocated from the location in which you will find them; portable grills are prohibited in Seaside by order of Seaside Security. Please do not set air conditioning thermostats below 68 degrees and ensure all windows and doors are closed while operating the air conditioning. Guests will be charged a maintenance fee for all air conditioning units that malfunction to due operating with doors and windows open.

*LOST * FOUND:      Although we cannot be held responsible for items left behind, we do make every effort to locate and return forgotten items to you.Contact our rental office and found items will be sent UPS C.O.D., or we may place shipping charges on a major credit card. There is a $10.00 additional handling charge.

*RATES: Rates and policies are subject to change without notice.Rates are subject to applicable sales tax.
