Rental Policies

We are pleased that you have chosen Lomenzo Properties for your Cape Cod Vacation Rental and are committed to making sure it is a memorable summer vacation for you and your family.

The following are our rental policies which we ask you to review prior to booking your rental property. Please note that all of our rental properties are NON-SMOKING.

Upon making your reservation, 50% of the total amount of the rental is due via debit card or check/cash.  If you are paying by check, we MUST receive payment within 5 days of making your reservation.  The balance is due 30 days prior to your arrival.  A $100 non-refundable, reservation fee is also required to reserve your vacation week(s).  This fee also covers you for up to $3000 of accidental damage to the property during your stay, thus no security deposit will be taken.  (Expenses incurred as a result of accidental damage will be charged to the debit card on file with us, and we will provide you with the claim form to be submitted to CSA Insurance Company for reimbursement of covered charges.)

We gladly accept debit cards, cashier’s check, cash and personal checks 30 days prior to arrival. No personal checks will be accepted on arrival.  We will require a valid debit card upon check-in to cover unexpected expenses, e.g. extra cleaning fees, postage to return left items, damage that must be remedied before insurance claims are settled, etc.

Cancellation:  In the event that you must cancel your reservation, the following are the terms and conditions for cancellation:

-         Must be in writing

-         No refunds will be issued if cancellation is within 30 days of arrival.

-         If cancellation occurs more than 30 days prior to arrival, a refund will be made only if Broker is able to re-lease the property at the same rate.  Every attempt will be made to do so.

-    Brokers' commission and reservation fee are non-refundable in all cases.

Note:  We offer optional Travel Insurance to help cover unexpected events.

Maximum Occupancy: Maximum overnight occupancy at any time shall not exceed the limit set forth in the Lease. This is also true for the maximum number of cars allowed overnight. Violation of these standards will be grounds for eviction without refund.

Check in - Check out: Check in time is from 2-4 p.m. on Saturday. If you plan to arrive later, arrangements must be made with our office for key pickup. Check out time is no later than 10:00 a.m. on Saturday.

ITEMS LEFT BEHIND:  We will make every effort to attempt to locate the items and upon receipt of postage and handling fee (cost dependent on item), the recovered items will be returned.

NOISE: Please be considerate of others when you are using the vacation rental.  Town of Dennis bylaws enforce "quiet hours" between 10 p.m. and 8 a.m.

VISITATION: Owner/agent shall have the right to access the premises during rental to make repairs, inspections, or to show property for sale/rent.  Reasonable notice will be provided prior to entering the home.

CLEANING: Upon leaving the property, please remove all trash to designated barrels or dumpster, clean and put away all dirty dishes, remove food from refrigerator and return all furniture to original location.  If linens are provided, please see Paragraph 4 of your LEASE for instructions on what to do before you leave. Our expectation is that you will leave the home in the condition in which you found it.   Please let us know immediately upon arrival if the property is not clean or any other problems you may have. 

Additional Cleaning Charges: In the event that "non-routine" cleaning needs to be performed after your stay, an additional charge for the amount of cleaning services will be charged to the debit card on file.  "Non- routine" cleaning is described as, but not limited to, washing walls, excessive garbage removal, professional carpet cleaning, etc. You will receive an email and/or letter containing documented photographic evidence showing the "non-routine" cleaning issues being addressed, as well as copies of any relevant invoices.
