� Payment Policy � We accept credit cards, check, or wire transfer. An initial payment of half the total rent (including taxes and fees) is due at the time of booking. The remainder is due 60 days prior to your arrival. Full payment is due if you book within 60 days of arrival.
� Cancellation Policy - Cancellations that occur more than 60 days prior to arrival are subject to a full refund of any deposits held, less the amount of one night's rent. Any deposits held on reservations that are cancelled within 60 days of arrival will be forfeited by the Tenant.
� Damages and Security Deposits � The Tenant will be responsible for the costs to repair damage, beyond ordinary wear and tear, or that caused by natural forces, which occur during the course of this reservation. We respectfully request that any breakage and/or property damage that occurs during this reservation be immediately reported to Triumph Mountain Properties. In the absence of a security deposit, the Tenant agrees to pay for repair or replacement of all damages immediately upon demand by Triumph Mountain Properties. If the Tenant has paid a security deposit, those funds will be applied to the cost of repair or replacement of damage. The Tenant agrees to pay for repair or replacement of all damages in excess of the security deposit immediately upon demand by Triumph Mountain Properties. The Tenant will be notified in writing concerning the application and use of security deposit funds. Security deposits will be refunded within 45 days of the Tenant's departure (less any allowable deductions).
� Smoking - Smoking is not permitted in any of our rental properties. Violation of this policy will result in additional cleaning charges to return the property to a smoke-free environment. These charges may include, but are not limited to, steam or dry cleaning of all carpeting, area rugs, drapes, bedding, linens and other furnishings at the discretion of Triumph Mountain Properties. The additional cleaning costs will be the responsibility of the Tenant.
� Pet Policy - Unless otherwise stipulated, pets are not allowed in any of our rental properties. We will require the immediate removal of any unauthorized pets from the property. The Tenant will be responsible for the costs associated with boarding an unauthorized pet and for any cleaning charges associated with returning the property to a pet allergy-free environment. These charges may include, but are not limited to, steam or dry cleaning of all carpeting, area rugs, drapes, bedding, linens and other furnishings at the discretion of Triumph Mountain Properties. Via the Fair Housing Amendments Act, we are permitted to exclude an animal, including a bona fide service animal, if the presence of the animal causes a fundamental alteration of the goods and services offered to other tenants and future tenants in a short-term rental property. LAYOUT
The master suite occupies the entire top floor. On the main level, you have the living room, dining room, kitchen, a half bath and two bedrooms. The fire pit is off this level. The lower level houses the family room, laundry room, a full bath and the remaining two bedrooms. The lower level is also where you access the hot tub.
SKI ACCESS
This home is about 75 yards from the Born Free ski run above Lionshead Village. Simply walk east on Forest Road to access the run (slightly uphill). This allows you ski to the base of Lionshead Village where you can access Born Free Express (Chair 8), the Eagle-Bahn Gondola, Lift Ticket Sales and Ski School. At the end of the day, you can use Born Free ski run to return to Forest Road and walk back to the house. For Lionshead Village access, you can walk 0.4 miles on the road to reach the Marriott Hotel in-town bus stop, or just 0.1 miles further to reach the heart of Lionshead Village. In-town busses are free and allow guests to travel easily between Lionshead and Vail Village, which are located 1 mile apart.

The 205 Mountain View Residence is a platinum rated condo on the banks of Gore Creek.
The kitchen is not only stocked with an array of utensils and upgraded appliances, but it blends seamlessly into the formal dining area, and living room so that guests can feel a part of the conversation while making dinner, watching the big game, or taking in the incredible mountain views outside the floor to ceiling windows. The master suite is South facing and guests can fall asleep to the sounds of Gore Creek below. There is also an en-suite bathroom and walk-in closet to accompany the king bed and flat screen television in the master suite.
Down the hall guests can find the other two guest bedrooms as well as the bunk room. The Jr. Master Suite has a King bed, flat screen television, and en-suite bathroom, and the third guest bedroom has two Queen beds, flat screen television, and a bath on the hall. The bunk room with two twin beds shares this hall bath as well.
When staying here during the winter months skiers and snowboarders can walk to Vail?s Gondola One for quick Vail Village ski access, or they can walk to the Riva Bahn (Lift #6) out of Golden peak for fast access to ski school, the terrain park, and the back bowls.
When staying here during the summer months, the bike path just out the back door, along Gore Creek, lands you in the Village to the West and Ford Park and Betty Ford Alpine Gardens to the East.
